Lease terms

* The lease period is till the end of May 2027. * Inside the apartment is a nonsmoking area. * Rent is due in full on or before 5 p.m. on the 1st or 15th (depending on the start date of the lease) day of each and every month during the Term. Regardless of whether that day is a Saturday, Sunday, or Holiday. If rent is not received on or before 5 p.m. on the 3rd or 17th day of each month, a late fee of ten percent (10%) of the rent or ten percent (10%) of the remaining balance due and owed by the tenant will be charged. All late fees shall be deemed additional rent for the rental month, and shall be paid and collected as such. Late fees will be assessed from the date the rent is due until the entire balance of unpaid rent, accrued late fees, and any other charges are paid in full. * There is a twice a year AC/Heater cleaning service operated by building maintenance staff. The tenant is obligated to call for the service to be performed on the two AC/Heater units inside the apartment and the tenant is responsible for the total cost of the service. * In case of noticing pests, the tenant must enroll in the building pest control inspection/prevention/elimination program or call an outside pest control company for inspection and elimination of the pests. The tenant is responsible for the cost. * The tenant is required to buy and maintain renters or liability insurance that covers the period of the lease.
