Lease Addendum Property Rules 12 month lease minium HOA: Tenants are responsible for following all Homeowners Association rules while renting. Lawn must be watered, mowed, and edged biweekly during spring and summer months. Tenants are responsible for any fines issued for not following HOA rules and regulations. Pets: Pets are allowed only with prior owner approval. Dogs must be under 30 pounds. Cats are not permitted. Owners have the final right to approve or deny any pet, even if it meets the size requirement, based on behavior and temperament. A brief pet meeting/interview may be requested during the initial walk-through. Must have a current RABIES vaccination. Alterations: Tenants may not paint walls or make structural or permanent changes to the property without written approval from the owners. Hanging pictures with small nails or using command strips is allowed, provided there is no damage to the walls. Any other modifications, including but not limited to changes to patios, backyard areas, or adding structures, must be approved in advance. Repairs & Maintenance Reporting: If anything needs repair, please contact the owners promptly. The home is under warranty, and many issues may be covered if reported quickly. This includes plumbing issues, leaks, water concerns, or HVAC problems. Timely notice helps us resolve issues as soon as possible. Safety Devices: Tenants are responsible for maintaining working smoke alarms and carbon monoxide alarms, including routine battery replacement.
