Tenant is responsible for all utilities. The home is equipped with solar panels, which may help reduce electricity costs; actual utility charges will vary based on usage and utility-provider rates. Lawn and yard maintenance are included. Tenant is responsible for routine cleanliness and upkeep of the property, including keeping the artificial turf clean and promptly removing pet waste. One well-behaved dog may be considered with prior written landlord approval and a $500 refundable pet deposit. Service and assistance animals will be handled in accordance with applicable fair housing requirements. No smoking or vaping permitted inside the home or garage. Minimum 12-month lease. Longer-term leases may be considered. First month's rent and a $4,895 security deposit are due prior to move-in. All adult applicants must complete an application and authorize identity, income/employment, rental-history, credit and background screening. Approval is subject to consistent screening criteria. Renters insurance with liability coverage is required throughout the lease term. No subletting, assignment, Airbnb, VRBO, vacation rental, or other short-term occupancy without prior written landlord approval. Use of the private dock and boat lift requires prior landlord approval. Tenant is responsible for proper operation and for damage caused by the tenant, occupants, guests, or watercraft. Additional dock and boat-lift requirements will be included in the lease.
