LEASE TERMS/VIEWING PROCESS Tenant is responsible for all utilities (water, electric and otherwise) and grounds maintenance. Application ($50 fee per applicant) looks at income (minimum 3x rent), credit score, rental history (current 3+ years overall, 12+ months at current residence - no evictions and you must be on a written lease agreement), employment history (12+ months continuous work history) and criminal background (no convictions related to violent felonies, property crimes or financial crimes). Nonsmoking property. First month, security deposit (same as first month) and signed lease required for possession. No more than five residents for this home. NO RELOCATIONS - if you are moving from 50 miles or more from the home, I am unable to accommodate you. ANIMALS - Dogs ok (breed restrictions apply) - no more than 2 for this home (depending on number of residents). Cats are not permitted. Other animals at landlord's discretion. $35 one-time fee and $35 per month per animal. You have TWO OPTIONS to see the home. Tenants are there until the end of July so showings are restricted in deference to them: The FIRST is through an INVITE ONLY OPEN HOUSES BEGINNING JULY 18 on Saturdays @ 11 am. Please note these are INVITE ONLY so you must have an invitation from me to attend. If you arrive without an invitation, you will not be allowed into the home. The SECOND is an INDIVIDUAL SHOWING BEGINNING JULY 1 but that requires COMPLETION OF AT LEAST ONE APPLICATION and PAYMENT OF ONE $50 APPLICATION FEE before scheduling an individual showing at your convenience.
