Lease terms

*One-year (12-month) lease required. * First month's rent and security deposit due at lease signing. *No Pets allowed * Owner pays for trash service. * Homeowners Association maintains the front yard landscaping. * Tenant is responsible for all other utilities. * Tenant assumes responsibility for the dishwasher and microwave currently installed in the home. If the tenant prefers not to accept responsibility for these appliances, they will be removed prior to move-in. * No pets allowed. * No smoking or vaping inside the home. * No RVs, boats, trailers, or similar recreational vehicles may be parked in the driveway or on community streets. * No oil leaks or stains permitted on the driveway or street. * Trash bins must be properly stored out of public view on the side of the property following collection day. * Annual safety and maintenance inspections will be conducted by the landlord or authorized maintenance personnel with proper notice. * Any damage, maintenance issue, or condition affecting the interior or exterior of the property must be reported within 24 to 48 hours of discovery. *Renters insurance is required immediately *Rent is due on the 1st of the month. A 5-day grace period is provided. If rent is unpaid after the 5th, a late fee equal to 5% of the monthly rent will be automatically added to the balance.
