3691 Guess Rd, Durham, NC 27705 Mango Tree Properties 1. Parties: This agreement is between Mango Tree Properties ("Landlord") and the tenant(s) named at signing ("Tenant"). 2. Property: The property is a fully furnished four-bedroom, one-bathroom single-family home located at 3691 Guess Rd, Durham, NC 27705, offered on an all-utilities-included basis. 3. Lease Term: The minimum lease term is three months. The lease begins on the agreed move-in date and continues on a month-to-month basis thereafter unless a fixed end date is agreed upon in writing by both parties. 4. Rent: Monthly rent is $3,300, due on the same date each month as the move-in date. Rent is payable via agreed method. A grace period of five days applies. Rent received after the grace period will incur a late fee of 5% of the monthly rent ($165). 5. Security Deposit: A security deposit equal to one month's rent ($3,300) is due prior to move-in. The deposit will be returned within 30 days of vacating, less any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning costs if the property is not returned in reasonable condition. 6. Utilities: All utilities are included in the monthly rent. Tenant agrees to use utilities responsibly. Excessive or unreasonable utility usage may be grounds for lease renegotiation with 30 days written notice. 7. Furnished Property: The property is provided fully furnished. Tenant agrees to take reasonable care of all furnishings and return them in the same condition, allowing for normal wear and tear. Damaged or missing items will be deducted from the security deposit. 8. Maintenance and Repairs: Landlord is responsible for structural repairs and maintenance of major systems including plumbing, electrical, and HVAC. Tenant is responsible for minor day-to-day maintenance such as replacing lightbulbs, keeping the property clean, lawn care, and promptly reporting any issues to the Landlord. Tenant agrees to notify Landlord of any maintenance concerns in a timely manner so they can be addressed promptly. 9. Smoking: Smoking is permitted outside the property only. Smoking inside the home or sunroom is strictly prohibited. Tenant is responsible for proper disposal of cigarette waste and agrees not to dispose of cigarette butts in the yard. 10. Pets: Pets are considered on a case by case basis and must be approved by Landlord in writing prior to move-in. Unauthorized pets are grounds for lease termination. An additional pet deposit may apply. 11. Occupancy: The property is to be occupied only by the tenant(s) named in this agreement. Any additional long-term occupants must be approved by the Landlord in writing. The number of occupants must not exceed what is reasonable for the property. 12. Security Cameras: Exterior security cameras monitor the three doorway entrances to the property for safety purposes. Video only no audio is recorded. Tampering with or blocking cameras is not permitted and may result in lease termination. 13. Notice to Vacate: Either party may terminate the lease with 30 days written notice after the initial three-month term has been completed. Early termination within the initial term requires 60 days written notice and forfeiture of the security deposit unless otherwise agreed in writing. 14. Entry by Landlord: Landlord will provide reasonable advance notice of at least 24 hours before entering the property, except in the case of emergency. 15. Governing Law: This agreement is governed by the laws of the State of North Carolina.
