RENT IS $1,935 / MO.… (RENT INCLUDES Utilities (electricity / gas) + washer and dryer + Internet + water + trash fee + fully furnished = ~$280-295+ value ). Studio unit perched on the edge of a large, private Mission Hills canyon. It's located on a quiet residential street with 'no homeless or break-in' issues. All utilities are included with the monthly rent, nothing else to pay. Studio is furnished with queen bed, 65" television, coffee table, end tables, shelving, and large general purpose IKEA table, so move-in is a breeze. It has a private entry way from a safe, residential street with good parking. It does not have a formal kitchen, however it does have a kitchenette area with a (newer) full size 20 cu. ft. refrigerator, full size commercial sink, hotplate / food prep area, etc.. Included on the deck is a Black Stone grill. Updated, full bath (w/ new shower enclosure and pedestal sink). Walk-in closet with ample room for clothes and storage. The deck is private to the unit and not shared and includes outdoor furnishings (table for 4, egg chair). Included is a queen size Ikea bed frame and mattress. The small refrigerator in the photo has been replaced with a full-sized, 20 cu. ft. version. The TV sound bar and bench have been removed. The studio also has a 65" Samsung TV. Walking distance to the (Hillcrest) village community is about 3 blocks away. Eight recessed (ceiling) lights, with dimmers, and large ceiling fan. Since the studio shares a common ceiling to floor connection, if you are sensitive to sounds, then please do not apply. Insolation has been installed to help keep any sound to low levels, as well as a good pair of noise cancellation ear buds would probably take care of most \ majority of the noise (e.g. TV, walking on floor, etc.) noise. Any noise typically happens ~5:30pm - 8:30pm (ish). Closest intersection: Pennsylvania and Albatross. Cats are welcome with additional deposit. Photos will be updated in the next couple of days. Viewing time is flexible, but I need to coordinate with the current tenant. Rent: $1,935 / mo. Available: August 8 (possibly Aug 1st).
