Rent Payment: Amount: Rent is $2,999 due on the 1st of each month. Grace Period: A 3-day grace period is provided; rent is considered late if not received by the 4th. Late Fee: A $150 late fee (5% of monthly rent) will be applied if rent is not received by the 4th. This fee is assessed once per late payment, not daily, in accordance with NRS 118A.210. Eviction Process: If rent and applicable late fees are not paid by the 7th day after notice is served, the landlord may initiate eviction proceedings as permitted by Nevada law. Utilities: Tenant is responsible for establishing and maintaining accounts for: Electricity Gas Water Internet/Wi-Fi Trash & Sewer Maintenance Responsibilities: HVAC: Replace air conditioning filters at least every 30 60 days. Landscaping: Maintain lawn care, trimming, and weed removal. Renter's Insurance: Tenant must obtain and maintain renter's insurance with a minimum liability coverage of $100,000. The policy should cover: Personal belongings Appliances provided by landlord (dryer, refrigerator, microwave, stove) Electrical, HVAC, and plumbing systems Flooring Water damage, fire, or smoke-related incidents Proof of insurance must be submitted prior to move-in and kept current throughout the lease term. Repairs & Damage: Tenant is responsible for repairs caused by negligence or misuse. Landlord is responsible for repairs due to normal wear and tear. Prohibited Activities: No smoking inside the property. No illegal activities or unapproved subleasing (including Airbnb or short-term rentals). No alterations to the home or systems without written approval. Entry & Inspections: Landlord reserves the right to enter the property with 24-hour notice for inspections, repairs, or emergencies. Move-Out Condition: Tenant must return the property in the same clean and maintained condition as received, minus normal wear and tear. Pet Policy: Disclosure Requirement: Tenants must disclose any intent to keep pets on the premises. Approval: All pets require prior written approval from the landlord. Pet Deposit: A refundable pet deposit of $300 per pet is required, subject to the total security deposit not exceeding three months' rent, as stipulated by NRS 118A.242. Service Animals: Tenants with disabilities who utilize service animals are exempt from pet deposits; however, they are responsible for any damages caused by the service animal. Pet Responsibilities: Tenants are responsible for: Ensuring pets do not cause disturbances or damage Complying with local noise and sanitation standards Registering pets if required by local ordinances Keeping pets restrained in common areas Timely removal of pet waste Ensuring pets are vaccinated as per local laws Non-Compliance: Failure to comply with the pet policy may result in revocation of pet privileges and potential lease termination. Property Management is responsible the maintenance of the pool & quarterly inspections. This property is not available for Airbnb, short-term rental, or corporate rental use. The City of Las Vegas strictly prohibits any unauthorized short-term rental activity, and violations are subject to fines of up to $8,000 per day. By renting this home, you agree to comply fully with all local laws and regulations. Any attempt to sublease or list the property on rental platforms such as Airbnb, Vrbo, or similar will result in immediate termination of the lease and potential legal action..
