Lease terms

12-month lease. First month's rent and security deposit due at signing. No smoking permitted anywhere on the property, including the casita and covered patio. Up to 2 small dogs (under 40 lb) and/or 2 large dogs (over 40 lb) allowed, subject to pet policy and fees outlined above. Tenant responsible for all utilities, including electric, gas, water, and trash, unless otherwise negotiated. Renters insurance is required for the duration of the lease. Owner will provide yard maintenance on a quarterly basis; tenant is responsible for day-to-day upkeep between visits. Landlord responsible for major systems, appliances, and structural repairs. Parking permitted in garage/driveway and RV parking area only. Tenant is responsible for complying with all HOA and gated community rules and regulations; any HOA violations or associated fines resulting from tenant conduct are the tenant's responsibility. Lease renewal terms to be discussed 60 days prior to expiration.
