Utilities & Services Tenant is responsible for all utilities, including gas, electricity, water, sewer, internet/cable services Maintenance Responsibilities Tenant is responsible for: * Lawn care * Leaf removal and seasonal yard cleanup * Snow and ice removal from the driveway, walkways, and entry areas * Trash and recycling service in accordance with the local city schedule * Regular HVAC filter replacement * Light bulb replacement and other minor consumable items * Maintaining the property in a clean and sanitary condition to prevent mold, mildew, and pest issues Property Use & Restrictions * No smoking or vaping inside the property * No pets unless explicitly approved in writing by the landlord * No subleasing, short-term rentals, or co-living arrangements without the landlord's prior written consent * No structural modifications, painting, or installations without the landlord's prior written consent * The property is intended for occupancy by a single housekeeping unit only. Care of Systems Tenant agrees to exercise reasonable care to prevent damage, including: * Maintaining a safe indoor temperature during winter to prevent frozen pipes * Promptly reporting leaks, plumbing issues, electrical problems, or other maintenance concerns * Properly using and maintaining appliances, plumbing fixtures, and drainage systems Renters Insurance Tenant is required to maintain renters insurance throughout the lease term with a minimum personal liability coverage of $100,000 and provide proof of coverage prior to move-in and upon renewal, if requested. Move-Out Cleaning A non-refundable $200 professional deep cleaning fee will be charged at move-out. This fee does not cover excessive dirt, damage, or cleaning beyond normal wear and tear, which may result in additional charges in accordance with the lease agreement. Tenant Screening Requirements Applicants must meet the following minimum requirements: * Household gross monthly income of at least three (3) times the monthly rent * Preferred minimum credit score of 700 * Verifiable income and employment * Positive rental history with no prior evictions or landlord collections * All adult occupants (18 years or older) must complete an application and pass credit, background, and rental history screening The landlord reserves the right to select the most qualified applicant based on the overall strength of the application, including income, credit profile, rental history, employment verification, and background screening, as permitted by applicable law. Meeting the minimum screening criteria does not guarantee approval.
