LEASE TERMS This is a Fixed Term Lease of 1 year. RENT Tenant agrees to pay Landlord rent in the amount of: $3000 per month Rent is due on the 1st day of each month. Payments shall be made by: Check Money Order LATE FEES If rent is not paid by 5th day after the due date, Tenant agrees to pay a late fee of: $50 SECURITY DEPOSIT Tenant shall pay a security deposit of $3000 before move-in. Under Missouri law, the security deposit may not exceed two months' rent. The deposit may be used for: -Unpaid rent -Damage beyond normal wear and tear -Cleaning costs -Missing property/items Landlord will return any remaining deposit within 30 days after Tenant vacates the property, as required by Missouri law. OCCUPANTS -Each Adult abiding on the property is required to submit a renters application including a background check, renters history, and proof of income. Guests staying longer than 7 consecutive days require Landlord approval, anything longer is considered a breach of contract and may result in eviction. VEHICLES Tenant may park only properly licensed, operable vehicles belonging to Tenant or approved occupants on the property. No more than 4 vehicles may be kept at the premises without written permission from Landlord. No inoperable, abandoned, dismantled, or unregistered vehicles may be stored on the property at any time. Tenant may not perform major vehicle repairs, maintenance, or engine work on the premises. Tenant is responsible for cleaning any oil, fluid, or chemical spills caused by their vehicle. Landlord reserves the right to tow unauthorized, abandoned, illegally parked, or non-operable vehicles at Tenant's expense in accordance with Missouri law and local ordinances. Boats, trailers, campers, RVs, and commercial vehicles may not be parked on the property without prior written approval from Landlord or in compliance with HOA Regulations. Vehicles may only be parked in designated driveways, garages, or approved parking spaces. Parking on lawns, sidewalks, or landscaped areas is prohibited. Only vehicles owned or regularly used by Tenant or approved occupants may be parked on the property. UTILITIES Tenant is responsible for: Electricity Gas Water Trash Internet Lawn Care Snow Removal Replacing Air Filters as needed. PET POLICY Pets allowed with approval. Type/Breed: ___________________________ Additional pet deposit: $250 Tenant is responsible for all pet-related damages. MAINTENANCE & REPAIRS Tenant agrees to: -Keep the property clean and sanitary -Properly dispose of trash -Notify Landlord promptly of needed repairs or damages -Not intentionally or negligently damage the property Landlord agrees to maintain the property in habitable condition as required under Missouri law. ENTRY BY LANDLORD Landlord may enter the property for repairs, inspections, emergencies, or showing the property to future tenants/buyers. Except in emergencies, reasonable notice will be given before entry. PROHIBITED ACTIVITIES Tenant shall not: -Engage in illegal activity on the premises -Disturb neighbors excessively -Damage the property -Sublease without written permission -Smoke inside the property Additional Rules: -Tenant must abide by HOA regulations. -Tenant is responsible for paying fees acquired by failing to abide by City and HOA Regulations. -Tenant must provide proof of Renters Insurance with Landlord Listed as Beneficiary. EARLY TERMINATION If Tenant breaks this lease early, Tenant may remain responsible for unpaid rent until a new tenant is found, plus any lawful fees or damages. DEFAULT Failure to pay rent or comply with this Agreement may result in eviction proceedings in accordance with Missouri law. CONDITION OF PROPERTY Tenant acknowledges the property is being accepted in its current condition unless otherwise noted in a written move-in checklist. Tenant must complete a move-in checklist. ENTIRE AGREEMENT This document represents the entire agreement between the parties. Any changes must be made in writing and signed by both parties.
