Lease terms

12-month fixed-term lease. No month-to-month tenancy at the end of the lease term. Rent & Fees: Monthly rent plus a security deposit equal to one month's rent are required. Tenants who choose to terminate the lease early are subject to the early-termination terms in the lease, including a fee equal to two months' rent, subject to applicable law. Utilities: Landlord pays for trash removal. Tenants are responsible for all other utilities and services, including electricity, gas, water/sewer, internet, and any other services they choose to establish. Pets: One approved pet may be permitted with prior written landlord approval. No additional or unauthorized animals may live at the property without prior written approval. Unauthorized animals may result in fees and/or charges as permitted by the lease and applicable law. Assistance animals are handled in accordance with applicable fair-housing laws. Smoking: No smoking is permitted anywhere on the property, including inside the home. Parking: No dedicated landlord-provided parking is included with the rental. Maintenance: Tenants are expected to keep the home clean and sanitary, promptly report maintenance or repair issues, replace smoke-detector batteries as needed after move-in, and return the property in substantially the same condition as received, excluding normal wear and tear. The landlord is responsible for repairs to the property as required by the lease and applicable law. Other Policies: The home is for residential use only. Subletting or assigning the lease requires prior written landlord approval. Only tenants and approved occupants may reside in the home.
