Lease terms

The Landlord shall be responsible for payment of the Homeowners Association (HOA) dues. The HOA fees include the maintenance of the common landscaped areas. The Tenant shall be responsible for the payment of all utility services, including electricity, water, and trash collection, throughout the term of the lease. No Smoking Policy Smoking of any kind, including cigarettes, cigars, pipes, e-cigarettes, vaping devices, marijuana, or any other smoking products, is strictly prohibited inside the dwelling and anywhere on the property. If the Tenant, any occupant, or any guest violates this no-smoking policy, the Tenant shall be responsible for all costs necessary to remove smoke and tobacco odors and residue from the property. Such costs may include, but are not limited to, professional cleaning, deodorization, repainting, replacement of carpets, flooring, window coverings, HVAC cleaning, and any other repairs or remediation required to restore the property to a smoke-free condition.
