Lease terms

12 month lease. Additional $350 eviction deposit if there are forcible detainers (evictions) on record within the last 3 years. Double deposit if credit score is under 600. No pets. No smoking indoors. No parking on the street or grass, must have a current car registration at all times on all vehicles, car(s) must have fully inflated tires, all land around the house is clear of excessive debris (toys, car parts, garbage, brush, trees etc), lawn cut on a regular schedule (cannot exceed 8") and any bushes/brush etc be maintained, garbage carts must be put out the night before pickup and put back within the pickup date, per Shively's codes and regulations. General maintenance is required (i.e. plunging toilets, unclogging drains, patching holes in walls, replacing light bulbs, replacing batteries in the thermostat, changing the HVAC filter once a month, pest control, general house cleaning, tightening loose screws, cleaning out gutters, lawn care).
