Lease terms

* Tenant is responsible for all utilities associated with the property. * Smoking is not permitted inside the residence. * A maximum of two (2) pets is allowed. * Rent is due on the 3rd day of each month. * Any rent not received by the due date may be subject to a late fee. * Only individuals listed on the rental agreement may reside in the property. * Guests may not stay on the property for more than fourteen (14) consecutive days without prior written approval from the landlord. * Tenant is responsible for maintaining the cleanliness and general upkeep of the property. * Any maintenance issues or damages must be reported to the landlord promptly. * No major alterations, renovations, painting, or structural changes may be made without prior written approval from the landlord. * Any approved changes must be returned to their original condition before the tenant vacates the property unless otherwise agreed in writing. * Tenant shall not engage in illegal activity on the premises. * Tenant shall not create excessive noise or disturbances that interfere with neighbors' quiet enjoyment. * A minimum of thirty (30) days written notice is required before vacating the property. * The property must be returned in clean condition, free of trash and personal belongings. * Tenant is responsible for any damages beyond normal wear and tear. * Move-in requirements include the first month's rent, last month's rent, and a security deposit. * Failure to comply with these terms may result in additional charges, deductions from the security deposit, or termination of tenancy as permitted by law.
