Lease terms

Residents are responsible for monthly rent payments due on the first of each month and are expected to maintain the apartment in good condition throughout the lease term. The landlord covers water, sewer, garbage, heat and gas service, while tenants are responsible for electricity and cable/internet. The property maintains a strict no-smoking policy, limits occupancy based on unit size, and requires written approval subleasing, alterations to the apartment, and any additional occupants. Up to two cats are allowed with a non-fundable deposit and no monthly pet rent. Prospective tenants are screened through Zillow's application platform. Applications typically include a credit report, background check, rental history review, and income verification. Preference is given to applicants whose gross monthly income is at least two times the monthly rent, although this requirement may be flexible depending on overall qualifications, rental history, employment stability, and other factors.
