Lease terms
Rental Term: This lease is for an initial term of 12 months beginning on the lease start date and ending on the lease expiration date. At the end of the initial term, the lease will automatically convert to a month-to-month tenancy unless either party provides at least 30 days' written notice of their intent to terminate or unless a new fixed-term lease is signed. Move-In Costs: The following amounts are due at lease signing: *First month's rent $1,700 *Security deposit $1,700 The security deposit will be held and returned in accordance with applicable state law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted by the lease and applicable law. Subletting: Subletting, short-term rentals (including Airbnb, VRBO, or similar platforms), assignment of the lease, or allowing another person to occupy the property in place of the tenant is not permitted without the landlord's prior written consent. Utilities: The tenant is responsible for: * Water and sewer * Electricity * Internet * Cable or satellite television * Telephone services * Any other optional utility services Pet Policy: Pets are allowed with prior written approval. * Small dogs and cats are permitted. * Dogs 40 pounds or less unless otherwise approved by the landlord. * Aggressive breeds or pets with a history of aggressive behavior may not be approved. * A pet screening may be required before lease approval. * A non-refundable pet fee of $300 per pet and monthly pet rent of $50 per approved pet will apply. * Tenants are responsible for cleaning up after their pets and repairing any pet-related damage beyond normal wear and tear. * Pets must be leashed when outside the unit and may not be left unattended outdoors. Renters Insurance: Tenants are encouragged to maintain renters insurance throughout the lease term. If a dog is kept on the property, the policy must not exclude liability for dog-related injuries unless required by the insurer. Smoking Policy: Smoking or vaping of any kind is not permitted inside the property. Smoking is permitted only in designated outdoor areas, and all cigarette butts and smoking materials must be disposed of properly. Property Care: Tenants are expected to keep the premises clean and sanitary, promptly report maintenance issues, and avoid any activity that causes damage or creates a nuisance for neighboring residents. Compliance: Tenants must comply with all applicable federal, state, and local laws, as well as any community rules provided by the landlord. Violation of these lease terms may result in lease enforcement actions as permitted by law.
