Lease terms

12-month lease. Owner-occupied, well-maintained duplex. Owner works from home, and the property is a quiet residential setting with shared-property expectations, including respectful noise levels, clear communication, smoke-free living, and care for common areas. Landlord pays for water, sewer, garbage removal, landscaping, and general maintenance. Tenant is responsible for gas, electric, cable/internet, and renter's insurance. Refrigerator and stove provided. Washer and dryer hookups are available in the basement for tenant-supplied appliances. Strict no smoking anywhere on the premises, including inside the unit, basement, patio, front yard, backyard, and all common areas. Street parking only. No off-street parking is provided. Security deposit equal to one month's rent is due at lease signing. First month's rent is due prior to occupancy and will be prorated if the move-in date is not on the first of the month. Application required for each adult occupant. Walkthroughs/tours will not be scheduled unless an application has been submitted through Zillow and the applicant is pre-qualified. One established medium-to-large dog may be considered with proof of current vaccination records. Approved dogs require $50/month pet rent and a non-refundable $300 pet fee, stated in the lease or pet addendum. Assistance animals are handled in accordance with applicable fair housing laws.
