Lease terms

1 year lease. Lease becomes month to month after 1 year. 2 driveway parking spots. Tenants pay for all utilities. Rent is 5500 due on the 1st with grace period up to the 5th. On the 6th, the rent will be 5625, and $25 more per day until rent is paid. 5500 Deposit Small Pets OK. If you have a dog, I will require tenant to take out renter's insurance, and the deposit will be 5750 instead of 5500. All tenants over 18 years old, must submit applications. You can apply via Zillow, or I can send you paper application. I will run credit check, eviction check, and criminal background check. (Costs $56 if paper application.) Zillow charges $35 for portable credit check. I need also proof of income. I will check references. Property is not subject to rent control and just cause eviction. There is no eviction moratorium in Pacifica. Rent increases will be done annually based upon CPI. Pacifica has loud noise ordinances that restricts loud noise from 10 pm to 7 am. Construction noise limited to 8 a.m. to 6 p.m. (Mon-Sat) and 10 a.m. to 5 p.m. (Sunday). No smoking. No marijuana use or cultivation. (regardless of legality) No illegal activity on the premise or within site of the property. 30 days notice for termination of the lease after 1 year. Move in start date any time. The first month is prorated (only pay for the days when you first move in.)
