Property Maintenance Tenant must keep the property clean, sanitary, and in good condition throughout the lease term. Tenant is responsible for routine upkeep, including replacing HVAC filters, light bulbs, smoke detector batteries, and other consumable items. Tenant is responsible for maintaining the backyard and keeping landscaping in good condition. Tenant must promptly notify the owner of any maintenance issues or repairs needed. Appliances The property includes a refrigerator, oven/range, microwave, dishwasher, washer, and dryer in working condition at move-in. Repairs or replacement resulting from tenant misuse, negligence, abuse, or damage will be the tenant's responsibility. Normal wear, mechanical failure, or age-related breakdowns of appliances will be handled by the owner. Damage and Repairs Tenant is responsible for any damage caused by the tenant, household members, guests, pets brought onto the property, or negligence. Costs to repair damage beyond normal wear and tear may be deducted from the security deposit and/or billed to the tenant. Smoking Policy Smoking, vaping, and the use of any tobacco or cannabis products are not permitted inside the home or garage. Pets No pets are permitted on the property without prior written approval from the owner. HOA Compliance Tenant must comply with all HOA rules, regulations, and community guidelines. Any fines or penalties resulting from tenant violations of HOA rules will be the tenant's responsibility. Alterations and Improvements No painting, remodeling, installations, satellite dishes, EV chargers, or other modifications may be made without prior written approval from the owner. Occupancy Only approved occupants listed on the lease may reside at the property. Long-term guests staying more than 14 consecutive days or 30 cumulative days in a year require owner approval. Subleasing and Short-Term Rentals Subleasing, lease assignment, Airbnb, VRBO, and other short-term rental arrangements are prohibited. Insurance Renter's insurance is required for the duration of the lease. Tenant is responsible for insuring personal belongings and obtaining liability coverage. Move-Out Expectations Property must be returned in substantially the same condition as received, excluding normal wear and tear. Tenant is responsible for professional cleaning costs if the property is not returned in a clean condition. Background screening Credit, criminal, and eviction history checks required.
