1 Year Lease Minimum. No pets (no exceptions). Max occupancy of 2 adults and 1 child. Any adults residing at residence must be on lease. Landlord Pays: Water, Sewer, Gas, and Trash Tenant Pays: Electric, Cable/Internet, and Pest (as needed) There is no yard maintenance for apartments (commercial tenant only) $35 Application fee per adult (one time fee) No smoking in unit, on porch/deck, or on stairwell (smoking allowed in parking area only away from vehicles). Two assigned parking spaces are available on property, additional parking if needed for visitors is on side street (no overnight parking in street). This property does not have laundry hookups available on site and does not allow hanging TVs, shelving, or pictures etc. on walls - no holes allowed. (Only items than can be properly hung on walls with adhesive type strips - like command strips - are permitted). Painting of interior or exterior walls is not permitted. A nonrefundable cleaning fee at moveout of $275 is deducted from the security deposit. Auto insurance must be in place and remain current during the full term of the lease for any vehicles that will be parked at the property. FURNISHED OPTION: Is $135 more per month than the listed rate and includes the furniture pictured (see below for a list). You can opt to ONLY have one bunk set in the bedroom (this is the same price). If electing FURNISHED this is the only change that can be made (all other furniture must remain in place during the full lease term). Small appliances shown (like coffee makers, etc.) are not included. Included furniture with furnished rent rate (as shown in photos): Living area: Couch (pull out sofa bed), (2) End Tables, Coffee Table, Desk, Rug, Curtains, TV Dining/Kitchen area: Pantry/Storage Cabinet, Coffee Station/Prep table (does not include coffee makers), Microwave Bedroom: (1) Five Drawer Dresser, (2) Twin Bunk Bed Sets (with mattresses/mattress covers), Rugs APPLICANTS FOR CONSIDERATION: Typically this property requires an income of at least 3x the rent rate and a credit score of 670+, these may be negotiable based on other qualifying factors. Applicant cannot have an eviction or filing for eviction against them in the last 5 years. If criminal history is present, approval of application would be determined on a case by case basis taking into account the nature of any offense, the length of time since the offense, and the volume of offenses if more than one exists for all adults on the lease. All factors in this section apply to all adults that will reside at the property.
