Lease terms

Rent is due on the 5th of each month. Tenant is responsible for gas, electric, and water/sewer utilities. Tenant is responsible for snow removal on their side of the property. Tenant may receive a $100 monthly rent reduction if lawn care is properly maintained throughout the rental term. No smoking or vaping is permitted inside the property. No pets are permitted on the premises. Quiet hours are from 10:00 PM to 4:00 AM. Private three-car driveway included with rental. Basement and attic storage are included. The finished basement room is a non-egress room and may not be used as a legal bedroom. Washer and dryer hookups are available in the basement laundry area. Tenant must promptly report maintenance concerns and repair issues. Drains must be kept free of grease, cooking oils, wipes, feminine hygiene products, paper towels, and other materials that may cause clogs. Tenant is responsible for maintaining the property in a clean and sanitary condition. Renters insurance is strongly recommended. No illegal activity is permitted on the property. Tenant is responsible for any damage caused by misuse, neglect, abuse, or unauthorized occupants or guests. Violations of lease terms may result in written notices and/or termination of tenancy as permitted by law.
