We're looking for tenants who will enjoy and care for this home as if it were their own. The property is professionally maintained and well-suited for families and professionals seeking a clean, quiet, and comfortable place to live. **Lease Highlights** * Minimum 12-month lease preferred; longer lease terms are welcome. * Monthly rent is due on the 1st of each month. * Security deposit is required prior to move-in. * Pets may be considered on a case-by-case basis with owner approval. Additional pet deposit and/or pet rent may apply. * No smoking or vaping inside the home or garage. * Subletting or short-term rentals (including Airbnb/VRBO) are not permitted. * Renters insurance is required for the duration of the lease. **Property Care** The home will be delivered clean and in excellent condition. Tenants are expected to: * Keep the property clean and well maintained. * Promptly report maintenance issues through the designated maintenance process. * Replace HVAC filters regularly and perform routine housekeeping. * Maintain the yard according to the lease agreement. * Return the home in substantially the same condition at move-out, excluding normal wear and tear. Normal wear and tear is expected. However, excessive damage, unauthorized alterations, neglected maintenance, missing fixtures, or repairs resulting from tenant misuse may be deducted from the security deposit in accordance with Texas law. **Utilities** Tenant is responsible for utilities. **Application Requirements** Applicants should have: * Verifiable income (generally at least three times the monthly rent). * Positive rental history. * Acceptable credit and background screening. * Government-issued identification for all adult occupants.
