I am thrilled that you have decided to rent my property, and I am excited to share my beautiful property with you. This is a furnished house and not a traditional rental. Please kindly review my property rules, as it is in a HOA community. 1.1: NO SMOKING or vaping of any sort is allowed especially inside the house Absolutely a NON-SMOKING property. 1.2: NO PARTYING ALLOWED. Against Community HOA and City Regulations. 1:3 Please utilize the garage and driveway ONLY for parking, Long hours street parking not allowed by HOA. Frequent violation can lead to lease termination and eviction by legal authorities. 1.4: If any item (Furniture, Kitchen Items) is destroyed make sure to let me know and if possible replace them before the termination of your lease. 1.5: Maximum of Two Pet(s) of allowed in the house with a monthly $50 pet fee and $300 pet deposit per pet. 1.7: Kitchen Area: i.e., stove, sink, plates, pots and pans, should be kept clean at all times and please always leave the kitchen in a good condition to prevent rodents. 1.9: Laundry room: If unsure of how to operate the laundry machines, please let contact the landlord. 1.10: Fitness equipment available in the garage: Caution must be taking when using the equipment to prevent bodily harm or injury and also to avoid damage to any of the equipment. 1.11: Electronics: In the media room and the main living room, please contact the landlord If unsure of how to operate it. A smart tv is provided in each room for extra comfort and entertainment with Netflix. 1.12: Behavior: Please conduct yourself in an appropriate manner at all times as this is a very peaceful and quiet neighborhood. 1.13: Any complain you might have about anything please contact me (the landlord) so I can try to resolve the issue immediately. 1.14: Ensure nothing is damaged during your stay. You must replace any item that you damage before contract ends, if you are unable to before you leave, let the landlord know of any incident.
