Lease terms

This home has been fully renovated, and we are looking for tenants who will take pride in maintaining it as if it were their own. We reserve the right to select the most qualified applicant based on the overall application, creditworthiness, income, rental history, and background screening in compliance with all applicable Fair Housing laws. Lease Terms are negotiable * Rent: Due on the 1st of each month. * Lease Term: 12-month minimum lease required. * Security Deposit: Equal to one month's rent (subject to applicant qualifications) + Last month's rent * Application: All occupants 18 years of age or older must complete an application, pass a background check, credit check, income verification, and rental history screening. * Income Requirement: Household income must be at least 2.5 times the monthly rent. * Utilities: Tenant is responsible for electricity, cable/internet, and any other applicable utilities. * Lawn Care: Association is responsible for maintaining the lawn and landscaping. * Renters Insurance: Preferred for the duration of the lease but not required. * Occupancy: Only approved occupants listed on the lease may reside in the home. * Smoking: No smoking or vaping permitted inside the home or garage. * Pets: Pets considered on a case-by-case basis with landlord approval. Additional pet fees and restrictions may apply. * Subleasing: No subleasing, Airbnb, VRBO, or short-term rentals permitted. * Maintenance: Tenant must maintain the property in a clean and sanitary condition and promptly report any maintenance issues. * HVAC: Tenant is responsible for replacing HVAC filters regularly to help maintain system performance. * Property Care: Tenant shall not paint, remodel, install fixtures, or make alterations without prior written approval from the landlord. * Appliances: Tenant is responsible for the proper care and use of all appliances provided with the home. * Parking: No commercial vehicles, boats, trailers, RVs, or inoperable vehicles without landlord approval. * Move-Out: Property must be returned clean and in substantially the same condition as received, excluding normal wear and tear. Professional cleaning may be required. * Damages: Tenant is responsible for any damages beyond normal wear and tear. * Illegal Activity: Any illegal activity on the property is grounds for immediate lease termination in accordance with Florida law. * Returned Payments: Returned checks or failed electronic payments may be subject to applicable fees. * Late Rent: Late fees apply for rent not received by the due date as permitted by Florida law. * Inspections: Landlord may conduct periodic inspections with proper notice as provided by Florida law. * Alterations: Satellite dishes, antennas, additional locks, security systems, and other modifications require prior written approval. * HOA Compliance: If applicable, tenant agrees to comply with all HOA rules, regulations, and community standards. * Possession: Home is available upon approved application, executed lease agreement, and receipt of all required move-in funds. Applicant Qualifications * Minimum credit score preferred: 650+ (or based on overall application). * No prior evictions. * Stable employment and verifiable income. * Positive rental history. * Government-issued photo ID required. * Background and criminal screening required.
