Lease terms

Criminal Activity. Any law enforcement response to the Premises resulting from substantiated criminal activity involving the Tenant, Occupants, or their guests shall constitute a material breach of this Agreement and may result in termination of the tenancy in accordance with applicable California law. Non-criminal complaints, welfare checks, noise complaints, civil disputes, or unsubstantiated allegations shall not constitute grounds for termination under this provision. Any deductions from the Security Deposit shall be limited to those permitted under California law. Month-to-Month Rent Increase. If the tenancy continues on a month-to-month basis after expiration of the initial Lease Term, the monthly Rent shall automatically increase from $4,300 to $4,500 per month unless otherwise agreed to in writing by the Parties. Renter's Insurance. Tenant shall maintain renter's insurance throughout the Lease Term with a minimum liability coverage limit of $100,000. Tenant shall name Landlord as an "Interested Party" for notification purposes. Proof of coverage shall be provided upon move-in, annually thereafter, and upon Landlord's reasonable request. Failure to maintain active coverage shall constitute a breach of this Agreement. Landscaping and Yard Maintenance. Tenant shall be responsible for maintaining the front and rear yards in a neat, clean, and HOA-compliant condition, including regular watering, weed removal, and general upkeep. Tenant shall be responsible for the cost of tree trimming services up to two (1-2) times per calendar year, as reasonably necessary to maintain the property. Tenant shall provide landscapers and contractors reasonable access to the property when such services are performed. Vehicle Restrictions. Vehicles that leak oil, transmission fluid, coolant, or other automotive fluids are prohibited from being parked or stored on the Premises. Tenant shall promptly clean any stains or residue resulting from vehicle leaks and shall be responsible for any damage to the driveway, garage floor, or other property surfaces caused by such leaks. Guests may stay on the Premises for no more than forty-eight (48) consecutive hours without the prior written consent of the Landlord. Extended or repeated guest stays may be considered unauthorized occupancy and may require Landlord approval. Tenant agrees to comply with all applicable Homeowners Association (HOA) rules, regulations, and community standards affecting the Premises. Any fines or penalties imposed due to Tenant's actions, negligence, or failure to comply with HOA requirements shall be the responsibility of the Tenant.
