Lease terms

Lease Terms 12-month minimum lease. No smoking permitted on the property. Tenant is responsible for all utilities and yard maintenance. A security system is installed and available for tenant activation at tenant's expense. Google cameras and smart thermostat are installed and included with the property. Video recording is available at the tenants activation and expense. Applicant Selection Criteria Criminal History: Criminal history may be considered as part of the application review in accordance with applicable law. Certain criminal convictions may result in denial. Rental History: History of non-payment of rent, eviction, lease violations, or damage to property may result in denial. Positive rental history and landlord references are preferred. Credit History: Credit history will be evaluated as part of the overall application. Factors may include credit score, payment history, debt obligations, collections, judgments, and bankruptcies. Application Accuracy: Failure to provide accurate, complete, and verifiable information may result in denial. Income Requirement: Verifiable gross household income of at least three (3) times the monthly rent is required. Additional screening may include: Background check and criminal history review, as permitted by law. Employment and income verification. Occupancy limits consistent with applicable laws.
