Lease terms

Lease term is 12 months. No smoking of any kind is permitted inside the home, garage, or on the property. Renter is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, internet, and any other services used during the lease term. Renter is also responsible for routine lawn care and yard maintenance, including mowing, edging, watering, weed control, and maintaining the exterior in accordance with neighborhood and HOA standards. No more than two pets are allowed, subject to landlord approval. Pet rent and any applicable pet fees or deposits will apply. Unauthorized pets are not permitted. Renter is responsible for any fines, fees, penalties, or violations incurred as a result of renter, guest, pet, or occupant actions, including any HOA-related fees or violations during the lease term. Renter must comply with all HOA rules, deed restrictions, community guidelines, and local ordinances. The property must be kept clean, sanitary, and in good condition. Renter is responsible for any damage beyond normal wear and tear. Subleasing, short-term rentals, Airbnb, VRBO, or similar rental arrangements are not permitted. Renters insurance is required prior to move-in. Security deposit, first month's rent, and any applicable pet fees or deposits are due before occupancy.
