Lease terms

Tenant Responsibility for Utilities: The Tenant shall be responsible for the arrangement and timely payment of all utilities, services, and "house bills" associated with the property throughout the duration of the lease. This includes, but is not limited to: electricity, natural gas, water/sewer (WSSC), trash collection, and internet/cable services. All accounts must be transferred into the Tenant's name effective as of the lease start date. No Pets Policy: This property maintains a strict No Pet policy. No animals of any kind (including dogs, cats, birds, or reptiles) are permitted to reside on or visit the premises at any time. Any violation of this policy shall be considered a material breach of the lease agreement. Rent Due Date: Rent is due in full on the 1st day of each calendar month. Payments not received by the end of the day on the 1st are considered late. No Smoking Permitted: This property is a 100% smoke-free environment. Smoking of any kind is strictly prohibited inside the home, including all living areas, bedrooms, bathrooms, the basement, and any enclosed porches or garages. Scope of Policy: This prohibition applies to all forms of smoking, including but not limited to: Cigarettes, cigars, and pipes. Cannabis/Marijuana: Regardless of legality, smoking or "burning" of cannabis is prohibited on the premises. Vaping and E-Cigarettes: The use of electronic smoking devices or "vapes" is strictly forbidden. Hookahs and incense. Responsibility: This policy applies to all tenants, occupants, and their guests. The Tenant is responsible for ensuring that all visitors comply with this rule. Damages: Any damage caused by smoking including smoke odors, stained walls, or carpet burns will be treated as damage beyond "normal wear and tear." The cost of professional remediation (such as ozone treatments or specialized painting) will be deducted from the security deposit
