Lease terms

The initial lease term is six months. Near the end of the initial term, the landlord and tenant will discuss and mutually determine the next steps for the tenancy. Any renewal, extension, or month-to-month arrangement must be agreed upon in writing by both parties. Tenant is responsible for all gas, electricity, and water expenses. The security deposit and first month's rent are due at lease signing. No pets are permitted. Optional professional landscaping service is available for an additional $125 per month. Tenant must maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage. Proof of coverage is required before move-in and upon each policy renewal. The landlord must be listed as an interested party to receive notice of any policy cancellation or lapse in coverage.
