In compliance with Maryland Source of Income protections, if an applicant is utilizing a housing choice voucher or rental subsidy, this 3x income requirement shall apply strictly to the tenant's individual out-of-pocket rent responsibility, not the gross rent amount. A soft credit check via Experian will be reviewed to evaluate payment history and open liabilities. Landlord references from the past 2 years required. Phase 2: Conditional Offer & Background Screening Upon meeting financial criteria and receiving a conditional offer to lease, a formal comprehensive background and eviction history check will be initiated in accordance with Montgomery County Code Section 27-15A and Maryland Law. UTILITY & PROPERTY MAINTENANCE RESPONSIBILITIES: Electricity: Renter is responsible for establishing a direct account with the utility provider and paying all monthly electrical usage fees. Water & Sewage: The water utility account will remain in the Homeowner's name to preserve property standing. Renter is strictly responsible for reimbursing the Homeowner for the EXACT amount of the quarterly water/sewage bills. Copies of the official utility statements will be provided transparently to the tenant upon receipt. Exterior Upkeep & Lawn Care: Renter is responsible for the general upkeep of the property's immediate exterior, including keeping both the front yard and back patio area clean, orderly, and clear of debris. Snow & Ice Removal: In compliance with Montgomery County Code Sec. 49-17, the renter is responsible for clearing snow and ice from the public sidewalk directly in front of the townhouse, as well as the private front walkway and steps, within 24 hours of the conclusion of any winter weather precipitation. ADDITIONAL DISCLOSURES: Pursuant to Maryland Real Property Code Section 8-218, the Landlord does not accept reusable (portable) tenant screening reports. Prospective tenants are informed that: "A prospective tenant has the right to provide to the landlord a reusable tenant screening report, as defined in 8-218 of the Real Property Article; and if a prospective tenant provides a reusable tenant screening report to the landlord, the landlord is prohibited from charging the prospective tenant a fee for the landlord to access the report or an application fee." However, because this Landlord does not accept these reports, all applicants must apply directly via the integrated Zillow portal. This property is strictly smoke-free and pet-free.
