Lease terms

Tenant is responsible for all utilities, trash service, lawn care, and snow removal. Trash containers must be properly maintained and placed in the designated location in accordance with local collection requirements. Smoking is not permitted on the property. Tenant is responsible for routine maintenance and minor repairs resulting from normal day-to-day use, including replacing HVAC filters every 3 6 months and maintaining smoke and carbon monoxide detectors (including battery replacement). Tenant agrees to promptly notify the landlord of any maintenance issues or needed repairs to help prevent further damage. Tenant and occupants shall comply with all applicable city ordinances and neighborhood regulations regarding noise and shall not create disturbances that interfere with the peaceful enjoyment of neighboring properties. Tenant shall maintain renter's insurance throughout the lease term with a minimum liability coverage of $100,000 and provide proof of coverage prior to move-in and upon renewal or request by Landlord. Tenant's personal property is not covered by Landlord's insurance, and Tenant is responsible for obtaining coverage for their belongings.
