Lease terms

Lease Terms Lease Term: 12-month (1-year) lease. Availability: Move-in available July 15, 2026, or August 1, 2026. Move-In Costs: Tenant is responsible for a security deposit equal to one month's rent. For a July 15 move-in, tenant will pay the security deposit, prorated July rent, and the first full month's rent for August prior to receiving keys. Utilities: Tenant is responsible for all utilities, including: Water (Flowood Water) Electricity Gas Garbage service Pets: No pets permitted. Smoking: No smoking inside the home. Parking: Two or more parking spaces are available outside. Bonus Space: The garage has been professionally converted into a heated and air-conditioned den/studio, providing additional living or workspace without a significant impact on utility costs. Lawn Care: Lawn maintenance must comply with HOA requirements. Tenant may maintain the lawn themselves or opt for owner-provided lawn service for an additional $120 per month. Early Lease Termination: Any tenant who breaks the lease before the expiration date may forfeit their security deposit and may be responsible for additional costs as outlined in the lease agreement. Renewal or Move-Out Notice: A written notice of 30 60 days is required before the lease expiration date for either renewal or move-out. Renters Insurance: Tenant is encouraged to obtain renters insurance to protect personal belongings.
