Alterations: No alterations to paint and hang pictures or install fixtures; to restore the unit at move-out. Subletting: No subletting someone else live there or transferring the lease to another tenant. Renewal and rent increases: 3% annually. Termination of tenancy: For early termination forfeits security deposit and Require 2 months' notice. Access and entry: landlord's rights to enter the unit with 24 hr. notice and for emergencies.
