Lease terms

1. Initial Move-In Costs (Due at Lease Signing) First Month's Rent: Due in full upon signing the lease agreement. Security Deposit: Due in full upon signing the lease agreement. 2. Utility Responsibilities & Reimbursements Electricity & Gas: The Tenant is responsible for setting up utility accounts in their own name with the provider (e.g., Atlantic City Electric / South Jersey Gas) prior to the move-in date. All usage fees are paid directly to the provider by the Tenant. Water & Sewer: The Owner will maintain the water and sewer account. The Tenant agrees to reimburse the Owner monthly for these utilities. The exact amount will be calculated and added to the tenant ledger as "Additional Rent," due on the 1st of each month alongside the base rent. 3. Property Rules & Policies Smoking Policy: This is a 100% strict non-smoking property. Smoking, vaping, or the use of any tobacco/cannabis products is strictly prohibited anywhere inside the units or in common areas. Pet Policy: No pets allowed. No animals of any kind may be kept on the premises without prior written consent from the Owner.
