A separate application is required for each applicant age 18 or older. Each applicant must provide a valid government-issued photo ID. Be prepared to provide three years of residential history along with contact information for previous landlords. All information submitted must be complete, accurate, and verifiable. Income Requirements Gross monthly household income must generally be at least three (3) times the monthly rent. Income must be verifiable through recent pay stubs, W-2s, tax returns, offer letters, or other acceptable documentation. Combined income may be considered only when there is a verifiable obligation of support between applicants (such as spouses, domestic partners, parent/dependent child, or legal guardian/ward). Rental History Minimum of two years of satisfactory rental or homeownership history. Positive landlord references are required. No unpaid rent balances, lease violations, or prior evictions. Credit Requirements Credit and background screenings are completed on all applicants. No outstanding collections, charge-offs, judgments, liens, or other unpaid housing-related debt. Applicants with a previous bankruptcy should have at least two years of positive credit history following discharge. Background Screening Criminal and public records will be reviewed as permitted by applicable law. Occupancy Standards Maximum occupancy is generally two people per bedroom, with no more than three unrelated adults per home. Local ordinances may impose additional occupancy limits.
