Lease terms

1 year lease required. Rent is due on first day of month, and a rent received after that will be subject to a late fee as outlined in lease. Renter is responsible for all utilities (electric, gas, water/sanitation, internet etc) and lawn. Renter and is expected to keep the home and yard clean and free of debris. Pet maybe allowed with advance approval at the time the lease is signed and an additional pet deposit. Renter agrees to provide current vaccination records and keep them up to date during the lease term in addition to regular application of flea/tick preventative. Any pets must not be a nuisance to the neighbors. Trash/recycling to be kept in bins and taken to curb proper to collection day, and bins removed from street the day of collection. Renter is financially responsible for damage caused to the property beyond normal wear and tear including pet damage, and alert the owner in a prompt manner if something needs repaired. Renter will allow owner, or owner's agent to enter the home with notice as needed to make repairs, or inspect the property. This s a no smoking property. Everything is outlined in lease.
