Lease terms

Monthly Rent: Monthly rent is $3,150.00, due on the 1st day of each month unless otherwise stated in the lease. Security Deposit: The required security deposit is $3,150.00, subject to the terms and limitations of applicable Oregon law. Lease Term: The property requires a minimum one-year fixed-term lease agreement. The fixed-term lease and any renewal or continuation of the tenancy will be handled in accordance with applicable Oregon law. Utilities: Tenant is responsible for all utilities and utility-related charges associated with the property. This includes, as applicable: Electricity Water Sewer Garbage/recycling Natural gas Internet/cable Any other utilities or services used by the Tenant The Tenant is responsible for establishing accounts and maintaining required utility services in the Tenant's name when the applicable utility provider permits. Solar Electricity System: The property is equipped with solar panels. The solar system is expected to offset a significant portion of the property's electricity usage and may cover most or all of the electricity usage depending on solar production and Tenant consumption. The Tenant remains responsible for the electricity account and any charges, fees, minimum charges, or other amounts assessed by the utility provider. The Landlord does not guarantee that the solar system will eliminate the Tenant's electricity bill. Washer and Dryer Washer and dryer hookups are available at the property. The Tenant is responsible for providing, installing, maintaining, and removing the Tenant's own washer and dryer, subject to any applicable installation requirements and the Landlord's reasonable rules. The Tenant is responsible for any damage resulting from the Tenant's installation, use, or removal of appliances, except to the extent otherwise required by law. Pets: Pets are permitted only with the Landlord's prior written approval. No upfront pet deposit will be charged. Monthly pet rent may be required for an approved pet, with the amount determined and agreed upon in writing before the pet is permitted at the property. Any pet-related terms must comply with applicable Oregon and federal fair-housing requirements. Assistance animals are not treated as pets where applicable law requires reasonable accommodation. Property: The rental property is a 4-bedroom, 2.5-bathroom tri-level home with approximately 1,756 square feet of living space, a bonus room, open floor plan on the main level, approximately 7,000 square feet of lot space, a fully fenced backyard, outdoor storage shed, and RV parking availability. Tenant Responsibilities: The Tenant is responsible for maintaining the property in a clean and sanitary condition, promptly reporting maintenance issues to the Landlord, and paying for damage caused by the Tenant, household members, guests, or approved pets to the extent permitted by Oregon law. Written Agreement All rental terms, fees, deposits, pet terms, utility responsibilities, and other conditions will be included in the written rental agreement and applicable addenda. The Landlord will provide the Tenant with a copy of the signed written rental agreement and applicable amendments or additions. Oregon law specifically requires landlords to provide tenants with a copy of a written rental agreement and amendments/additions.
