LEASE TERMS One-Bedroom Apartment available August 1, 2026. Monthly Rent: $1,995.00. Special Offer: Rent reduced to $1,975.00 per month for tenants signing a 24-month lease term. Required Cable/Wi-Fi Fee: $45.20 per month. Fee is established by the condominium association and may be adjusted annually. Minimum lease term: 12 months. No short-term rentals, Airbnb, VRBO, corporate housing, room rentals, or subletting permitted. No security deposit required. One-time non-refundable Lease Administration Fee: $500.00. One-time non-refundable Move-In / Move-Out Fee: $400.00. Total non-refundable fees due at lease signing: $900.00. Building-required refundable deposits paid directly to condominium management: $250 refundable move-in deposit. $150 refundable move-out deposit. Deposits are refundable provided no damage occurs and all building rules are followed. No smoking permitted anywhere in the unit or building. No dogs permitted (building rule). Cats considered only with prior owner approval. Approved cats require a one-time non-refundable pet fee of $375.00. Mandatory move-out cleaning requirement. Tenant must either: Pay a $300 non-refundable cleaning fee; or Provide proof of professional deep cleaning with a paid receipt prior to move-out. Freight elevator reservation required for all moves and move-related deliveries in accordance with condominium rules. Mandatory new resident orientation required by the condominium association. Tenant must comply with all condominium association rules, regulations, policies, procedures, and future amendments. Tenant shall be responsible for any optional or user-specific fees, charges, deposits, assessments, fines, or costs imposed by the condominium association or management company as a result of Tenant's occupancy, requests, services, amenities, violations, or use of building facilities, including but not limited to bicycle storage, additional keys or fobs, storage lockers, parking-related charges, move-related charges, and similar building services. Any such charges billed to the Owner's account shall be reimbursed by Tenant within ten (10) days of written notice. Heat, water, and basic building services are included in rent. Tenant is responsible for electricity and any optional services not specifically included above. Condominium association approval required prior to occupancy. Renter's insurance required prior to move-in.
