The cook's kitchen with ample counter space and convenient breakfast bar overlooks the backyard. The 2nd floor features 3 bedrooms and 2 full bathrooms, with a majestic master bedroom who's large ensuite includes an elegant clawfoot bathtub. The 3rd floor consists of a sunny at-home-office and a guest bedroom. The private, fenced backyard is landscaped with perennial gardens and trees, including a magnificent oak. One block to the nearest shops, a children's playground (at Moses Brown School) and public transit (RIPTA bus routes). A short walk to lovely cafes, restaurants and more shops (at Wayland Square) and a great playground (Gladys Potter Park). The house is fully furnished. There are 2 dedicated parking spaces, and an option to use our car for the year (a 2015 Mazda 3). We will be out of the country for the year (taking an academic sabbatical) but have friends and contractors who will help us deal with any issues with the house. You may use our road bikes and the kids' toys (or leave them in the basement). We can swap the twin beds in the children's bedrooms with Full or Queen sizes, or an infant crib. We can also (re)install childproof gates.

      Terms at 355 Lloyd Ave

      We are looking for a single tenant (e.g. a family or a couple), rather than multiple tenants sharing. The tenant is responsible for cost of utilities (oil, gas, electricity, internet). However, these utilities are already set up. The tenant is required to let us know immediately about any maintenance issues with the house, which we will then endeavor to fix as soon as possible. The renter must perform some basic maintenance tasks (e.g. draining the oil furnace to prevent it silting up). There is some flexibility to the start/end date to the lease. It is available July 15, 2024 to August 15, 2025. One month security deposit required. We are happy to have cats stay, and are willing to negotiate about dogs.
