Lease terms

The Tenant shall be responsible for all utilities and services associated with the premises, including, but not limited to, electricity, gas, internet, cable, telephone, and any other services placed in the Tenant's name. The Tenant is also responsible for routine maintenance and replacement of consumable items within the property, including light bulbs, HVAC/air-conditioning filters, batteries, and other similar items. HVAC filters shall be replaced in accordance with the manufacturer's recommendations or as otherwise reasonably necessary to maintain proper airflow and system operation. The Tenant agrees to use the property and its equipment in a reasonable manner, promptly report any leaks, electrical issues, HVAC problems, or other maintenance concerns to the Landlord, and shall be responsible for any damage resulting from neglect, misuse, or failure to perform these routine responsibilities.
