Lease terms

Tenant(s) are responsible for all utilities. Utilities include water, gas, and electricty, waste disposal, and internet. Pest Control Responsibility Tenant shall maintain the Premises in a clean and sanitary condition and take reasonable steps to prevent pest infestations. Tenant shall be responsible for the cost of pest control services, including but not limited to treatment for insects, rodents, or other pests, to the extent that such infestation is caused by Tenant's actions, negligence, or failure to maintain the Premises in a clean condition. Landlord shall be responsible for pest control only in cases where the infestation is not attributable to Tenant, including but not limited to structural issues or pre-existing conditions not caused by Tenant. Tenant agrees to promptly notify Landlord in writing of any pest infestation. Failure to timely report may result in Tenant being held responsible for resulting damages or treatment costs. Renters insurance of $100,000 minimum coverage is required. 680 Credit Score + Rent to income ratio: 3x
