Lease terms

A one-year lease agreement is required. Total move-in cost is $5,500, which includes the first month's rent ($2,750) and a security deposit equal to one month's rent ($2,750). Utilities including water, electricity, and trash are included in the monthly rent. Internet is not included. Utilities are included for normal residential use only. Excessive utility consumption, including but not limited to cryptocurrency mining, EV charging, commercial equipment, or other unusually high-energy uses, is prohibited and may result in additional charges. One designated off-street parking space is available directly in front of the unit. No smoking. No pets. Renter's insurance is required prior to move-in and must be maintained throughout the lease term. Proof of income, credit/background screening, and references may be required as part of the application process. Household gross monthly income should be at least 2.5 times the monthly rent. All applicants are subject to screening and approval criteria. Tenant shall comply with all applicable lease terms, property rules, and local regulations. If a tenant chooses to terminate the lease early, they may be responsible for remaining rent payments, lease break fees, and any costs associated with re-renting the unit until a new qualified tenant is secured, in accordance with the lease agreement and applicable California law.
