- Property is to be occupied by the tenant(s) only. - Tenant(s) to purchase renter's insurance and provide a copy of the receipt and the policy to the landlord - No smoking permitted inside the house - Tenant(s) will pay the first $200 toward each repair caused by wear & tear - Tenant(s) will advise the landlords when they are away (e.g. vacation) for a period longer than a week. - Tenant is solely responsible for all the utility accounts, setup fees, and usage costs including electricity, gas, and water/sewer. Utilities must be transferred into the tenant's name effective as of the lease start date - Tenant agrees to pay in full at move-in the one time township annual sewer charges of $560 - Tenant agrees to pay at move-in a one time fee of $150 for dryer-vent cleaning which is required by the Home owners association (HoA) - Tenant(s) agree to sign the HoA related documents and abide by the HoA by-laws - No Pets are allowed, no pet acquisition/replacements. No taking care of other's pets allowed in the property. - Tenant(s) shall ensure the entire house is professionally deep cleaned including the carpets, floors, bathrooms & kitchen including for odors, at the end of the lease, and furnish the receipt of the payment to the landlords - Tenants will ensure area rugs are put down in the hardwood floor areas - The landlords will be leaving the following items in the basement -paint for touch-up, shelf-rails (metal and plastic), a case of hard-wood flooring. The tenant will not be liable for these referenced items. - No co-signers - Applicants must have a verifiable gross household income of at least 3x the monthly rent and a preferred credit score of [675]+ with no history of evictions or housing judgments. Clean rental history with positive landlord references is required. All adult occupants over the age of 18 must complete the Zillow application and screening process
