Lease Terms: Owner is responsible for HOA dues (including water, sewer, trash, heat, snow removal, and exterior maintenance). Renter is responsible for electricity and internet utilities. Last month's rent due at signing as security deposit. Owner is responsible for major plumbing, electrical systems, appliances, HVAC repairs, structural and HOA related issues (unless renter caused the damage). Renter is responsible for replacing HVAC filters, reporting leaks immediately, replacing light bulbs, maintaining fire extinguishers, carbon monoxide detectors, & smoke detectors (replacing batters), and avoiding flushing inappropriate items or pouring grease down drains. No smoking or vaping inside unit allowed. Smoking/Vaping is allowed only in designated outdoor areas provided it does not disturb or interfere with neighbor's enjoyment of their property. Pet policy for small dogs & cats negotiable. All tank pets (reptiles/fish) welcome. Maximum two pets with pet screening required. Pet deposit due at signing. Renter responsible for all pet damage and waste. Renter must comply with all HOA rules, with violations considered lease violations. Renter is responsible for HOA fines caused by tenant or guests. Renter may not change locks, paint walls, install shelves, replace fixtures, or mount TVs with large wall anchors without written permission.
