Lease terms

Owner pays for Water/Garbage, tenant will handle everything else. Contract would likely be on a month to month basis. After 1 year, rent will go up the standard 10%. Owner will handle sewage problems or other major issues that could occur. (ex. Plumbing, water heater, central air system, etc.) No repairs, decorating or alterations shall be done by Resident without Owner/Agent's prior written consent. No Smoking inside the home Walls between both homes are thin so we ask that tenants respect the peace and quiet of the area and not commit nuisance or annoy, molest or interfere with any other Resident or neighbor. Includes excessive loud music. Maximum of 2 vehicles on premises. Vehicles MUST be operable or currently licensed. Tenant is responsible for upkeep of the yard and landscaping Tenant also must leave the premises in the same condition as it was received, subject to normal wear and tear. Resident shall make sure that no foreign objects are flushed into the plumbing system, to include "wet wipes" or even "flush-able wet wipes" that are not designed to be flushed even if claimed to be.
