Lease Terms & Rental Requirements Lease Duration: Minimum 1-year lease required (longer terms negotiable). Premium Inclusions: Monthly rent includes access to all upscale Skycrossing master-planned amenities (community center, fitness facility, and resort-style pools), weekly professional pool maintenance, and regular preventative exterior pest control. Utilities: Renter is responsible for all utilities (electricity, water/sewer, trash, gas, and internet/cable). Smoking Policy: Strictly a non-smoking, non-vaping property. Smoking of any kind is prohibited inside the home. Pet Policy: Up to 2 pets allowed total (subject to owner approval/breed restrictions). A non-refundable pet fee and/or monthly pet rent will apply. Additional Items: 1. Move-in Costs & Deposit Limits (AZ Legal Compliance) Move-in costs consist of the first month's rent plus a refundable security deposit equal to 1.5x the monthly rent. A non-refundable cleaning fee of $400 applies. 2. Strict Applicant Screening Criteria All applicants 18+ must submit a Zillow application. Requirements include a minimum credit score of 670, clean rental/eviction history, and verifiable gross income of at least 3x the monthly rent. 3. HOA Rule Compliance & Fine Responsibility Tenants must agree to abide by all Skycrossing HOA rules and regulations. Any HOA fines or violations incurred due to tenant negligence (e.g., improper parking, trash can violations, unapproved exterior alterations) will be billed directly to the tenant. 4. Renter's Insurance Requirement Tenant is required to maintain a standard Renter's Insurance policy with a minimum of $100,000 in liability coverage for the duration of the lease, naming the landlord as an additional interested party. 5. Pool Access & Safety Clause Tenant must grant weekly backyard access to the designated pool technician on service days. Tenants are strictly prohibited from altering pool equipment settings or chemical balances.
