Lease terms

The unit is non smoking and smoking will not be allowed in the areas directly adjacent to the unit. Tenant pays for utilities $200/month. Any additional usage will be charged based on excess usage. Internet is included, however it is an extension of our home internet and the tenant may want to opt for an upgraded internet service. Tenant must maintain a renters insurance policy that adequately covers all contents of the unit. The unit will be furnished and it is expected that the tenant will care for the items and report any damage as soon as it occurs. The unit shall be kept in a clean and orderly fashion. No sitting on the countertops. The unit will be made available for inspection with a 24 hour notice by landlord. There is a $250 non refundable cleaning fee charged when the tenant vacates the unit.

The unit has luxury vinyl wood look floors, quartz countertops, in unit laundry, private deck, additional outdoor storage for bikes etc. The neighborhood is nestled in a small valley between the Santa Monica Mountains and the Potrero Open Space hills, and is set against the backdrop of Mount Boney, one of the tallest peaks in the Santa Monicas. The nearest park is just a few blocks away. There are several trailheads to local open-space hiking trails in the nearby hills. The unit is located conveniently to local shopping and restaurants. In addition, the upscale Thousand Oaks Mall is around 5 minutes driving away, while the Janns Market Place is a short distance beyond the mall. The Wendy Trail Head, providing access to the northern Santa Monica Mountains, is around a mile away. This trailhead leads to both national and state park areas that extend all the way to the Pacific Coast Highway and the ocean, including: Satwiwa Native American Indian Natural Area (which has an interpretive museum-area with various activities and programs); Rancho Sierra Vista; Olympia Farms Trail Area; Point Mugu State Park; and Sycamore Cove Beach and its campground by the ocean. There are additional nearby trailheads/parking areas. The Sycamore Valley trail goes all the way to the ocean, ending in the campground across from Sycamore Cove Beach. Newbury Park is a hotspot for biking, hiking, running and other sports. In terms of general location, the unit is accessible through several different exits from the 101 freeway, including the Lynn Road exit (towards Westlake and LA), the Borchard Ave. exit, and the Wendy Drive exit (towards the Camarillo/Oxnard area). Points north along the 101 include Ventura, Santa Barbara and miles of beach. The intersection of the 101 Freeway and the 23 Freeway (leading to Moorpark and the 118 Freeway) is close by and easily accessible via Lynn Road. Meanwhile, Potrero Road provides "backdoor" access to the Oxnard/Camarillo area (including the Naval Base Ventura County installations at NAS Mugu Point and Naval Base Port Hueneme). The California State Channel Islands main campus is accessible via Potrero Road in this direction, as is the PCH leading south to numerous beaches and parks where the Santa Monica Mountains meet the ocean. There are also numerous beaches in Point Hueneme and Oxnard accessible via Potrero in this direction. Southbound, Potrero Road leads through the pastoral Hidden Valley to the backside of Westlake village and Highway 23 (access through the mountains to PCH and the ocean). One-year lease. Utilities to include water, trash, sewer, gas, electric and internet are $200 month charged to a reasonable usage allowance.
