Lease terms

1. Yard Maintenance The Owner (Landlord) shall be responsible for all yard maintenance, including lawn care, trimming, and general upkeep of outdoor landscaping. The Tenant is not required to perform or pay for yard services. 2. Utilities The Tenant is responsible for payment of all utilities associated with the premises. This includes, but is not limited to, electricity, water, sewer, gas, trash removal, internet, and cable services. The Tenant must place all utility accounts in their name by the move-in date and maintain active service for the duration of the lease. 3. Move-In Payments At the time of move-in, which is scheduled for the first day of the month, the Tenant must provide the following payments in full: First month's rent Security deposit (amount to be specified in the lease agreement) Non-refundable pet deposit (amount to be specified in the lease agreement) No keys will be provided and no possession granted until these payments are received in full. 4. Rent and Late Fees Monthly rent is due on or before the 1st of each month. Rent not received by 11:59 PM on the 5th of the month is considered late. A late fee of $100 per day will be charged for each calendar day the rent remains unpaid after the 5th. Continued failure to pay rent may result in termination of the lease and legal action. 5. Pet Deposit If the Tenant has been approved to keep a pet on the premises, a non-refundable pet deposit is required at the time of move-in. This deposit does not cover damage caused by pets, which the Tenant may still be held financially responsible for beyond the deposit.
