Very nice classic 1930s home on an oversized lot in beautiful Clyde. Updated with high efficiency HVAC, solar panels, newer kitchen and bathroom, two huge decks to enjoy the surroundings, etc. Sits in a wonderful setting with several acres of land with flat grassy and forested portions and the river a short walk away with a swimming hole and fishing spot. Views of the neighboring mountains and a huge flat yard with grass and trees perfect for kids, gardening, nature watching (lots or birds and deer), etc. Walking distance to Clyde shops, restaurants and amenities and a short drive to Waynesville, Canton, Maggie Valley, Asheville, etc.
Highlights
Freshened up, classic house with classic charm in tact, but feels nice and modern inside. Energy efficiency and comfort were focused on with a full rooftop solar panel system, insulation, glazing and sealing done, as well as ultra high efficiency HVAC system. Electricity bills are extremely low. The kitchen and bathroom have been updated recently and have nice touches, appliances, etc. with some old charm still in tact. There is a fully open basement with concrete floor with tons of space for storage, bonus space for crafting space or a workshop. There is also a cool old pool table in the basement that is fully functional. The location is awesome with a 2 min walk to everything in the town center of Clyde, and a short drive to all of the great things on offer around Canton, Waynesville, Maggie Valley, Asheville, etc. Lovely views from the living room of the neighboring mountans. There is off street parking in a gravel driveway and a covered parking spot under the back deck.
Things to consider
We selected no pets, but we love all pets and want to offer flexibility if you have a well behaved and house trained furry or scaly friend. We can discuss details based on the size and type of animal, but additional security deposit and small increase in monthly rent to cover additional wear and tear will be required.
The most important thing for us is having respectful, reliable tenants. We don't care in the slightest what age, race, sex, heritage, beliefs, etc. you have, but we do care deeply that the house is taken care of and there isn't drama. Take care of the house and be drama free and we'll get on like peas and carrots.
I'd like for the renters to be responsible for the mowing and care of the very large lot, but if this is an issue we can definitely discuss other options. I'd be happy to come and manage these things for a small additional fee.
Town of Clyde bills for water, sewer, trash and recycling are included in the rent, but any excessive use will be charged as extra. Other utilities are also on the owner, including electricity and internet. Again, any excessive electricity use will be billed to tenant. There isn't anything that uses natural gas in the house, so all utilities and regular costs are covered by owner!
The house was built in the flood plain, but was designed to sit up off the ground about 8ft to endure occasional flooding. The house is not in the 'high risk' flood zone, but is in the higher elevation and rarer floodplain. Up until Helene, the basement flooded a handful of times in the nearly 100 year life of the house. Helene's flood level was over 5ft higher than anything in history and the water level made it into the house a small amount. The County assessed the house and registered that 18 inches of water made it into the house, but no major damages occurred. The entire property was immediately cleaned and restored back to original after the floodwaters receded. Nobody can say if, or when, any more floods may occur, but tenants must be aware that as far as history goes, the basement gets a small amount of flood water in it every ~20 or 30 years which results in some cleanup being needed in the basement, but no big deal due to the design of the house accounting for this, and once in the house's nearly 100 year life water made it into the house a small amount when the flood level was several feet higher than it has ever been in recorded history. Some reports claimed Helene was a 1 in 500 to a 1 in 1000 year event. So, the house might go the next 50 years, or 500 years, and not see a drop in the basement, or it could see some next week. The price reflects this and I'm happy to discuss further if anyone wants to. There was 4 or 5 days notice for Helene and I was able to take furniture, appliances, stored stuff, etc. out of the house to limit the impact.
I live 20 minutes from the house and will be doing all inspections and other interactions personally. I've lived in the area for many, many years.
